Job Description

The Arbors at Greenfield is looking to add a Maintenance Technician to our Team! This is a part time 24 hour position that includes weekend hours. The following are the duties and responsibilities of the Maintenance Technician:

• Follows the direction of the Facilities Director to ensure the building is clean and safe.
• Demonstrates exceptional attention to detail.
• Responsible for deep cleaning of common areas of the building, following the Arbors cleaning schedule.
This includes but is not limited to, high and low dusting, furniture polishing, paint touch up and floor care.
• Provides on-call assistance to the property on scheduled days and at other times as needed.
• Assists with cleaning apartments as needed including without limitation when housekeepers are unavailable.
• Responsible for snow removal on scheduled days and at other times as needed.
• Removes trash from building on scheduled days and at other times as needed.
• Assists with performance of routine building, property, and grounds maintenance and repairs, including without limitation painting, plumbing, carpentry, HVAC systems maintenance, and snaking and unclogging toilets and drains as a priority to prevent further damage or flooding.
• Assists with apartment turnovers as assigned by Facilities Director.
• Assists with work-orders as assigned by Facilities Director.
• Responds to emergency calls for maintenance and repairs.
• Diagnoses and troubleshoots issues to determine necessary repairs.
• Complies with all safety and health regulations.
• Completes administrative duties, such as filling out forms and reporting maintenance statuses to Facilities Director.
• Performs other duties as assigned by the Facilities Director or Executive Director.
• Assists Facilities Director in engaging in the prescribed preventative maintenance program
Completes sidewalk, emergency exit snow removal, and laying down salt and sand for safety, in all foot traffic areas around the building
Assists in inventorying all maintenance and housekeeping supplies, and their secure storage
Assists in maintaining current material data safety (MDS) binder
• Possesses an understanding of all applicable life safety regulations
• Takes a team approach to performing duties
• As a Universal Worker performs duties required to enhance the resident’s environment and of life.
• Regular and reliable attendance is an essential function of this position

Work Environment
This position is in an Assisted Living Community that operates 24 hours a day, 7 days a week, 365 days a year. On call coverage is required; when called for an emergency employee must report to work within 30 minutes of the call. This position may require additional work hours or may require regularly scheduled hours on evenings, weekends, and holidays as directed by the specific program location or your supervisor/designee. Employees may be asked to report or to remain at work during adverse weather, emergency situations/events and, if deemed necessary to work a differing schedule or shift than normally assigned. When required to report to work under these circumstances, the employee is expected to use sound judgement with respect to maintain personal safety given their individual circumstances, but to also make a substantial good faith effort to reach the work site in a timely manner.
Physical Requirements
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
This job requires daily bending, lifting, walking, pushing, pulling, reaching, grasping, pinching, stooping, kneeling, twisting, using hands and arms in handling, positioning and moving and manipulating items, standing for long periods of time, ability to climb up and down ladders, must not have a fear of heights, able to use power tools safely along with large machinery, saws, snow blower, must be able to manually shovel all walkways on the property including snow/ice removal from all emergency exits around the property and be able to lift and carry up to 50 pounds. This position is performed in inclement weather, rain, ice, snow, hail, freezing rain below freezing temperatures, high humidity, hot temperatures of 90 and above, both indoors and outdoors at all hours of the day and night.

Minimum Job Requirements
Education: High school diploma or equivalent required.

Skills
Ability to follow instructions from supervisors or senior maintenance workers.
A working knowledge of building systems, including mechanical, electrical, plumbing and HVAC systems.
A working knowledge of painting, general carpentry and general repairs.
The ability to use hand tools and power tools.
Excellent organizational and time management skills. Above average skills in: Active Listening: giving full attention to what other people are saying, taking time to understand points being made, asking questions as appropriate, and not interrupting at inappropriate times. Social Perceptiveness: being aware of others’ reactions and understand why they react the way they do. Service Orientation: actively looking for ways to help people, speaking to others to convey information effectively. Critical Thinking: using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusion or approaches to problems. Possess good judgement and decision making skills, complex problem solving skills and time management skills, managing one’s own time and the time of others. Must be able to read, write and communicate in English. Must be able to recognize similarities between words and between series of numbers.

Experience
Related experience preferred. Will train existing skills up to Arbors standards.

May be required to work outside of normal work hours.
